Devlin Mechanical have recently completed the refurbishment of Lancashire House in Belfast. We were awarded the mechanical services contract on this luxury Belfast hotel located in Linenhall Street, in the heart of Belfast City behind Belfast City Hall, the building was an eight storey office block built in the mid 1900s. The building was refurbished and converted into a hotel which now forms part of luxury boutique Ten Square Hotel. Working to a tight programme along with the main contractor, client, M&E consulting engineer, architect and other trades we handed phase 1 over in time for Christmas 2016 with phase 2 starting in February 2017. Our work in the plant room involved installing new boilers, pumpsets, water booster, gas fired water heaters, pressurisation unit and BMS controls along with necessary pipework. The communal areas throughout the building are heated using radiators, heated by two new boilers. The bedrooms are heated using a VRF (variable refrigerant flow) multi split air conditioning systems. Bedroom ensuites have an intelligent ventilation extraction system connected to risers linked to roof fans. Heat recovery systems have also been installed in parts of the building. Plumbing pipework feeds each bedroom ensuite to provide Mains, Hot & Hot Return water. Soils and waste pipework from sanitaryware have been installed with risers fusion welded in HDPE. A dry riser has been installed with inlet boxes on each level for fire fighting provision.
